Real Estate Followup Specialist / Dispositions Manager (Remote, Contract)

$6-8 USD/hr to start · Performance bonuses on closed dispositions and re-engaged leads (real upside as you grow into the role — high performers meaningfully outearn base)

9:00 AM - 5:00 PM Eastern Time, Monday-Friday (this is non-negotiable — you must be reliably available during US East Coast business hours)

Belmar Development Group is a growing real estate investment firm focused on land. We flip land, subdivide, and run value-add plays on parcels where the math makes sense. We operate directly with sellers and buyers across TN, MO, VA, SC, TX, FL, OK, NC, and expanding. Small, fast-moving team — no bureaucracy, no legacy systems slowing us down.

About the Role

You'll be our Followup Specialist / Dispositions Manager — the person who keeps deals moving on both sides of the transaction. Buyers on one side, sellers on the other, you in the middle making sure nothing falls through the cracks.

First 1-2 weeks: shadowing and training. You'll ride along with me, learn how we think about deals, learn the CRM, learn the scripts, learn how we comp property, learn how we talk to sellers and buyers. I'll spend real time teaching you anything you want to learn. My expectation is that you get sharper every week.

After training, your work will look like this:

  • Dispositions: Call buyer lists to move properties we have under contract or own outright. Bring off-market deals to investors and get them to commit.
  • Followup on marked leads: Work through specific seller leads I've flagged as priorities. Re-engage them via text and phone.
  • Independent lead discernment: Read our CRM, identify which unmarked leads have signal (seller motivation cues, property fit, basic market context), and re-engage them on your own.
  • Comping properties: Surface-level at first (comps pulled from Zillow, Redfin, PropStream), deeper as you grow into it.
  • Basic market evaluation: Understand whether a property/lead is worth our time in the market it sits in.
  • Text re-engagement: Comfortable writing short, human, well-crafted texts that get responses.
  • Phone work: Qualify sellers on the phone, set appointments, re-engage cold leads, and — ideally as you grow — close deals over the phone directly.
  • Transaction support: Occasionally help move contracts across the finish line. This will never be the bulk of your role.

Growth path: As you get better at sourcing buyers for our deals and converting re-engaged leads, you'll earn bonus commissions on transactions you originate or close. This is a role where the ceiling scales with your performance — not a fixed-comp job.

  • Personal responsibility for the role. I'm not going to micromanage you. If you say you'll do something, do it. If you don't know something, ask — don't guess.
  • Genuine desire to learn. Real estate has depth. If you're the kind of person who keeps asking "why" and gets better every month, you'll thrive here. If you're looking for a plug-and-play script, this isn't the role.
  • Sharp, hungry, coachable.

Nice to Have (Not Required)

  • Prior real estate wholesale, dispositions, or acquisitions experience
  • Familiarity with Resimpli, SmarterContact, Launch Control, PropStream
  • Experience running text campaigns or cold-calling seller lists
  • Any sales / closing background
